Landlord tip . "PLEASE DONT RENT FROM ME if you think you will have trouble paying the rent on time." ... is a great line for your prospective tenants. Followed with.. "You need to know that I report to tenant and credit agencies, especially if tenancies go sour. You seem like a nice couple. I'd hate to ruin your credit and damage your financial future." Obviously you will use discretion on the wording. The main point is the start of the tenancy is the time to be totally upfront with your tenants. Let them know your expectations and also consequences of tenancy breaches.
