Landlord tip . The average residential tenancy in New Zealand is less than nine months. How can we lengthen this? Here is a win win situation for you and your tenant. Most tenants buy major appliances using H.P.. Offer a cheaper alternative. If your tenant wants a new washing machine, fridge, etc. you offer to supply one. There is a rent increase by an amount which will cover your costs within say a year. At some point beyond that the appliance becomes theirs. Have a list of what extras are available to your tenants and go through it at the start of the tenancy. Do your math's. Be reasonable. Have a contract.

TINZ tips . Some Property Managers ask prospective tenants if they can take an id photo when they fill out the Tenancy Application form. A close up photo of a drivers licence is always good. If you are doing this you are able to load the photo onto TINZ when you are checking your prospective tenant. For doing this you will receive a small discount off the cost of the check. It is interesting to note that the Courts request Debt collection agencies to supply photographs of debtors, which along with D.O.B. make for a very positive identification. And don’t forget to keep your Tenancy Application privacy waivers for a minimum of 6 years – even if you don’t take them as a tenant. Any privacy complaint will always require our members to provide these waivers when requested.
