Landlord tip
More about Meth. Some Insurance companies have stringent rules covering Meth affected houses. You should be aware of these rules and stay compliant because the whole reason of havng a clause is to limit cover. Here is a brief guide from Chris Lane (NZPIF preferred supplier)
Meth testing is an area which is currently without regulatory control. It seems the only guideline currently in place is a property which tests greater than 0.5ug is considered unsafe for habitation. We have made up a page showing you some of the Options available for Meth Testing.
Google would find you more but be careful who you trust. If you choose to do Meth Testing you are able to do this between tenancies and as part of your normal property inspections. If you wish to meth test at any other time you will need the tenants permission normally via a clause covering this on your Tenancy Application or Tenancy Agreement. Here is a good article titled When To Worry About Meth
If you missed Part 1 about Meth from last newsletter you can read it here.
TINZ tip
A good tenancy agreement is an integral part of good property management, especially if the tenancy goes sour. TINZ tenancy agreements are available to all our members at $1.40+gst each. We have been tweaking our tenancy agreement with each new printing and feel we have a very good agreement. These duplicate forms including bond forms are available to be ordered from the Forms menu. Alternatively you are able to print them from Downloadable Forms for free.
