Introducing Tenancy Risk Score

Unique to the Property Management industry, illion Tenancy introduced a new benchmark for tenant checking with the Tenancy Risk Score.

Our Tenancy Risk Score provides greater risk assessment accuracy compared to a standard credit score because it uses a combination of both credit bureau data and tenancy data. This gives property managers and landlords a simple and reliable indicative score that summarises how much risk each prospective tenant poses. Also included is a Tenant Percentile Rank as a comparison guide with other tenants. .

A higher Tenancy Risk Score is desirable. A good, low-risk tenant will have a Tenancy Risk Score of 500 and above. 


Tenancy Risk Score uses a combination of general analytics data plus tenancy data.

  • Credit enquiries
  • Defaults,
  • Court judgments
  • Bankruptcies.
  • Type of credit and account (e.g. credit card and revolving credit)
  • Amount of credit extended
  • Details of the capacity of the individual (e.g. whether he/she is an account holder, joint account holder or guarantor)
  • Credit account information (e.g. account status, open and/or closed date)
  • Up to 24 months of repayment history information for commitments with a financial services organisation (e.g. payment obligation has been met or not)
  • Credit provider details
  • Tenant ratings from other landlords/property managers
  • 14 Day tenancy breach notices
  • Tenancy Tribunal decisions
  • Anti social behaviour while in a tenancy.

Along with your Tenancy Risk Score will be the Tenant Check report showing the relevant information which is contributing to the score.
